How to Prepare Your Home for an Appraisal - Sell Your Home Fast in Aspen
If you’re selling your home in Aspen, you know that some point it’s going to need to be ready for an appraisal.
For many people, having an appraisal is nerve wracking. It’s almost as if your home is being judged—well, it is—but it’s a necessary step in the process.
So how can you make the appraisal process easier?
How to Make the Approval Process Easier When Your Home is for Sale
Knowing what to expect during the appraisal process can remove a huge weight from your shoulders. It’s just like anything ounce; you’ll need to do your homework. Your Realtor® will help you if you have questions, but typically, here’s what you need to worry about.
Maintenance
Make sure your home is properly maintained. Anything that needs work could take away from your home’s value. Check for things such as:

  • Chipped paint
  • Loose shingles
  • Dirty carpet
  • Peeling wall coverings
  • Cracks in cement driveways or walkways
  • Other minor repairs

It’s a good idea to keep a list of all the maintenance you’ve done your home, as well as the cost of each repair.
Curb Appeal
Your house should look remarkable from the street. Great landscaping—or at least a neat, tidy appearance—can make a huge difference in a first impression. Chances are good that you already worried about your curb appeal when you put your home on the market (that’s why your buyers fell in love with it in the first place), but you need to keep up on curb appeal after you’ve received an offer.
Appliances
If there are problems with the appliances in your home, they could make a huge dent in your appraisal. If possible, replace (or at least repair) appliances that aren’t working as well as they should be.
What You Need to Know About Appraisal Value
As your Realtor will tell you, cost doesn’t always equal value. Big renovations or additions, such as swimming pools, may not pay off when you put your home on the market.
If you don’t agree with your property’s appraisal value, talk to the appraiser. If you believe the appraisal was done incorrectly, you can even get a second appraisal—but make sure you’re being reasonable. Spending $25,000 on a swimming pool in your backyard doesn’t automatically mean that your home is worth $25,000 more than you paid for it.
