Naturally, staging involves clearing out clutter, cleaning your house from top to bottom, and creating the appearance of more space by rearranging your furniture (or putting some of it in storage).
But once your home is staged, what will buyers really notice first?

What Homebuyers Notice About Your House

Every potential homebuyer will notice three big things:

  • Curb appeal
  • Size
  • Whether everything is in good repair

A Word on Curb Appeal

The way your house looks outside sets the stage for the way potential buyers view the inside. Most people search for homes online, and they’ll often drive by before scheduling a showing. You want to spark their interest when they drive by – and to do that, you’ll need to:

  • Clean up yard debris
  • Fix cracks or other blemishes on concrete or brick walkways
  • Add seasonal elements that make your home look more inviting, such as flowers in bloom or seasonal wreaths
  • Clean your windows
  • Power-wash your home’s exterior

You Can’t Change Your Home’s Size…

Although you can’t change your home’s size, you can make the most of what you do have. Take out excess furniture and put it in storage (you’ll be making your eventual move easier, too). Move your remaining furniture away from the walls; although it sounds counterproductive, “floating” your furniture makes rooms look larger than they are.
You’ll also want to let in as much natural light as possible. Opening your drapes serves two purposes: it brightens each room, but it also lets visitors have a great view of the landscape – and buyers love a fabulous view.

Is Your Home in Good Repair?

While you don’t have to do a major overhaul, it’s always a good idea to take care of minor repairs before you put your home on the market.
Visible disrepair can send potential buyers running – even if it’s something minor. A buyer may see a minor repair that you didn’t make as an indication of major problems that have gone unchecked.
