Why Do Sellers Withdraw a Real Estate Listing?

There are many reasons sellers decide not to sell a home. Sometimes those reasons are temporary, and they’ll list the home for sale again soon – but sometimes they’re permanent. Some of the most common reasons sellers withdraw a listing include:

  • Financial or personal reasons. Sometimes sellers put up a home to see what kinds of offers they’ll get – and then they take the home back down off the market if they don’t like what they see. In other cases, circumstances change – like when a job transfer falls through – and the sellers no longer need to sell the home.
  • Improvements. Some sellers put a house on the market and discover it has a major flaw that needs to be fixed, or they learn that if they rip out the carpet and install hardwood floors, the home will be more competitive with others that are currently for sale.
  • Overpricing. When a house sits on the market for too long, the listing becomes “stale.” In cases like these, sellers take the house off the market and relist it later – that way, it won’t show up as having been on the market for months without selling.
