A homeowners association is an organization tasked with the job of maintaining property values in a neighborhood. They have rules called CC&Rs (covenants, conditions and restrictions) that govern all the residents in the community.
Some of the most common rules involve things like:
- Paint colors you can use
- Types of fencing allowed in the community
- Types of window treatments allowed
- Rules on commercial or business use
- Restrictions on vehicle storage or parking
- Pet-related rules
You pay fees to belong to an HOA, and in return, the HOA does things like maintain common areas and make repairs.
If you break the rules, or if you can’t afford to pay your dues, you may be able to work something out with the board – but if not, the HOA could be able to evict you from your property.
